According to our zoning ordinance, no building more than 120 square feet may be erected, partially erected, moved, added to, or structurally altered without a permit (19.02), so if you want to put up a new building or add, alter, or repair an existing one, this is the form for you. The fee for submitting this to the City of Mobridge is $10 for the first $1,000 of cost estimate, and $1 for each additional $1,000. Temporary Building Permits are $20.

Sometimes, because of conditions peculiar to the property (and not the result of the actions of the applicant), a literal enforcement of the zoning ordinance would result in unnecessary and undue hardship. In these cases, and as long as it will not be contrary to the public interest, a variance may be permitted by the City (4.01). Variances can be authorized for height, area, and size of the structure or size of yards and open spaces, but establishment or expansion of a prohibited use cannot be allowed by variance. Variances cannot be granted because of the presence of non-conformities in the zoning district or uses in an adjoining zoning district either. An application fee of $225.00 is due with the application. The applicant must also pay exact mailing costs (for notification of hearing to surrounding property owners) which will be billed after the mailing is complete.

REAR – 6ft high -10ft from property line (Alleys are 20ft wide)

SIDE- 6ft from property line

FRONT – 25ft from property line

HEIGHT – can’t exceed 18ft at the highest point
