According to our zoning ordinance, no building more than 120 square feet may be erected, partially erected, moved, added to, or structurally altered without a permit (19.02), so if you want to put up a new building or add, alter, or repair an existing one, you are required to getting a building permit. The fee for submitting this to the City of Mobridge is $10 for the first $1,000 of cost estimate, and $1 for each additional $1,000. Temporary Building Permits are $20.

NEW CONSTRUCTION – 1 YEAR

RENOVATIONS/ REPAIR – 6 MONTHS

DEMOLITION – 6 MONTHS

TEMPORARY – 1 YEAR THEN REMOVED

PROJECTS REQUIRING PERMIT:

REPLACE WINDOWS WITH DIFFERENT SIZE

MOVE WALLS

SPRINKLER SYSTEMS

FENCES

NEW CONSTRUCTION/ BUILDINGS

REPAIRS OR RENOVATIONS,

ADDITIONS OR ALTERATIONS

STEPS OR DECKS

CONCRETE WORK (sidewalks, curb & gutter, footings, driveways, patios)

STRUCTURES (larger than 12’X10’)

DEMOLITIONS

ALL OTHER STRUCTURAL ALTERATION OF A BUILDING

PROJECTS NOT REQUIRING PERMIT:

REPLACE SAME SIZE WINDOWS

REPLACE SIDING

REPLACE ROOFING TO INCLUDE STEEL ROOFING

FLOORING

FENCES:

FRONT – 4ft high non-view obscuring on property line

REAR – 6ft high -10ft from property line (Alleys are 20ft wide)

SIDE – 6ft high on property line

STRUCTURES:

ALLEY- 6ft from property line (Alleys are 20ft wide)

SIDE- 6ft from property line

FRONT – 25ft from property line

HEIGHT – can’t exceed 18ft at the highest point
